This project involves the design of four condominium Townhomes to be located adjacent to Carroll Creek in the Baker Park area of Frederick's Historic District. Each unit will contain roughly 3,500 square feet, spread over four floors including the basement level. At their highest point, the units will have a total height of approximately 45 feet. Located on a previously undeveloped site currently used for off-street parking, this is an important infill project for the Historic District and thus standard Historic District Submission applications were made and commission meetings attended in order to obtain critical project approvals.

Each unit contains a finished basement, first floor living, dining, and kitchen areas, and an attached garage. The second and third floors will be fit out per individual owner’s specs with bedrooms, bathrooms, office, and entertainment areas as desired. The third floor provides walk-out access to a lower roof terrace and exterior stairway to the upper roof terrace, which faces Baker Park. Units are wood frame construction with face brick and block veneer. Bay windows on the end units are clad with wood siding and accented with pilasters, medallions and trim. Windows and doors are wood with traditional wood trim. Additional features include gas fireplaces and optional elevators. The two north units are designed with mansard roofs clad in standing seam metal, and have large dormers with arch-top windows to bring light into the third floor. The two units to the south boast octagonal towers, which anchor opposite corners of the front façade, with cast iron cresting spanning the roofline between. Ornamental cast metal finials cap the peaks of both the mansard dormers and the tower turrets. In keeping with historic district guidelines, wood will be used on all exterior trim, details and structural elements.
