This firm was selected by the Archdiocese of Baltimore and St. Joseph Church to design interior and exterior alterations to this existing historic church located in Emmitsburg, Maryland. This parish has ties to other important catholic sites in the Frederick Valley including Mount St. Mary's College and the Mother Elizabeth Ann Seton Shrine making it even more critical to keep the historic architectural context and beauty of this facility in the forefront of design considerations.

Since a great deal of work needed to be done both on the exterior and interior, this office assisted the church in the preparation of a program for renovation broken down by priority and cost in order to determine phasing of design and construction, with the most critical building functions addressed first. Also provided in this preliminary phase were code and zoning analysis, as well as architectural, structural and mechanical/electrical reviews. During the analysis of the existing building, extensive electrical code violations were noted. Thus, Phase 1 includes upgrades to the existing electrical service and interior lighting, installation of a fire alarm system, and possible conversion of heating system to gas.

Shortly thereafter, Phase 2 will include the design and execution of exterior alterations to both building and site including but not limited to complete resurfacing of the exterior stucco, repairs and repainting to wood portions of the building including the bell tower, regilding of crosses and orbs atop the steeples, repairs to structural cracks, reconfiguration of exterior stairs, ramps and railings to ADA standards, and replacement of site lighting.

Other phases of work include interior finish upgrades, restoration of interior artwork and sculpture and minor structural modifications.
