This project consisted of additions and alterations
to an existing industrial facility in Frederick, Maryland,
completed in two phases. Phase 1 involved demolishing
a portion of the existing building and constructing
a two-story addition of approximately 28,800 square
feet. This addition houses processing space on the first
floor and offices, locker rooms and lunch room on the
second floor. Interior alterations expanded processing
and packaging functions. An elevator and two sets of
stairs provide access to the second floor. Phase
2 involved a one-story, 9,000 square foot addition
adjacent to Phase 1 for rack warehouse storage and receiving
functions.
Site
work included construction of a new parking lot and
associated storm water quality structures, grading,
paving and landscaping. A new electrical service was
required; all other utilities were extended from the
existing building.
Situated
on a prominent, highly traveled street on the outskirts
of the Frederick historic district, the design of the
facade was a critical aesthetic element. The exterior
design incorporated a painted CMU exterior with a light
gray field color accented by blue vertical and horizontal
bands. In addition, colors and textures of the facade
were varied through the use of integrally-colored split
face block (light gray, dark gray and brick red) in
the field areas, and integrally-colored glazed block
for the vertical accents. The arched area at the top
of the penthouse and the parapet are constructed of
a standing seam metal system.
The
expansion needed to be carefully integrated into the
flow of production to allow it to proceed uninterrupted
during the construction of the addition/alteration.
New equipment was inserted into the addition, and the
existing equipment was relocated as spaces were completed,
wired, heated and ventilated. Finally, existing spaces
were renovated and backfilled with other production
and assembly functions.
