This project consisted of two additions to an existing
fabrication facility located in a professional office
corridor on the northern edge of the City of Frederick.
The rear of the building (production facility) is visible
from US Route 15, a highly traveled highway, and therefore,
needed to be attractive in its utilitarian nature. The
front of the building provides the primary presentation
as an office building along Thomas Johnson Drive. Total
addition area was approximately 50,000 square feet,
including two floors of office area. The entire site
plan needed to be upgraded to modern stormwater management
standards, and new underground storage piping installed
below the expanded parking lot.
The original building was built in the mid-80's, specifically
designed to house the Equipment Development Corporation,
a company which manufactures pavement and sidewalk saws
and grinders, and masonry saws. Over the past decade,
the export portion of the business increased, and the
spare parts inventory increased due to the creation
of new and improved equipment.
The
expansion needed to be carefully integrated into the
flow of production to allow it to proceed uninterrupted
during the construction of the addition/alteration.
New equipment was inserted into the addition, and the
existing equipment was relocated as spaces were completed,
wired, heated and ventilated. Finally, existing spaces
were renovated and backfilled with other production
and assembly functions.
