This project consisted of two concrete, tilt-up buildings
totaling approximately 65,000 square feet in area. The
project site borders and is visible from Interstate
270 and was the last in the series of sites in this
complex to be developed due to its narrow access from
the public roadway and the necessity for extensive utility
and drainage work.
The
original design was developed anticipating a potential
change in use from warehouse/processing to a more intensive
office/retail occupancy. The parking lot layout was
set up to accommodate large tractor trailers access
to the warehouses, with a future change to passenger
cars use if a change in building use occurred. Similarly,
the buildings were designed to allow insertion of a
second floor for a portion or all of the interior to
allow more intensive utilization of the footprint with
the lower ceilings permitted in office/retail use. Future
window openings for both first and second floors were
prepared within the concrete reinforcing steel, and
preliminary locations established for exit stairs and
elevators.
The
exterior finish is a frugal texture painted concrete,
with several colored accent stripes to provide visual
interest. Large concrete panels allow for large signage
needed for the small retail component of the structures.
