This project included construction of two medical office buildings and related parking and site work on West 9th Street between Market and 7th Streets near Frederick Memorial Hospital.

Construction management was provided by Morgan-Keller who were involved as developers, cost managers, and construction supervisors during the construction period.

The smaller building was designed and constructed as an owner-occupied condominium. A team of five doctors, Internal Medicine Associates, worked with us during the design process to approve exterior appearance, interior layout, finishes, and furnishings.

The larger building was set up as several condominium units. Our office worked with the following types of medical professionals to complete the interior tenant fit-up work for this project: cardiologists, gastro-internists, radiologists, and dermatologists. This interior space planning included all of the necessary requirements for medical use from examination, operating, and x-ray rooms, to waiting/reception, business offices, file rooms, and consultation offices.

In completing the tenant fit-up work, we were responsible for the coordination between the equipment vendors and the electrical and HVAC requirements for them. Sound walls, lead lined wall construction, dark room construction, and special lighting and tables were some of the specialty items included in our scope of work as well.

In some cases, alterations were completed to allow for relocation and expansion within the building. We've also returned to the Medical Center to alter work previously completed in order to expand and consolidate existing medical offices.
